Port Henry, NY

Involved Subsidiaries:

A joint university and Kimmerle Group effort focused on the development of a visioning and community re-branding plan for Port Henry, NY as a destination resort at the southern tip of Lake Champlain.

As an undertaking of the Kimmerle Group, New York University's Real Estate Institute, and Rutgers University's Bloustein School of Planning and Public Policy, the program occurred over two consecutive semesters and with direct, thorough, and constant participation of the Kimmerle staff. The program was underwritten by local real estate interests in the Port Henry area and was addressed the following program:

  • Downtown redevelopment studies including: traffic calming and circulation, infill development, and the reassignment and reuse of existing structures for a variety of retail and housing uses.
  • The development of a new town center in conjunction with a transit facility at the current Amtrak station along the Lake Champlain waterfront.
  • Redevelopment of private and publicly owned waterfront property to address marina, housing, civic, and recreation use.
  • Redevelopment of an existing municipal golf course for expanded play and multi-family housing.
  • Urbanism principals were integrated into the program for a high density, summer cottage community using models such as Fire Island, NY and Spring Lake, NJ as inspiration for this seasonal beachfront second home housing program.

The project included visioning workshops and presentations to local boards, local business and political leadership, in addition to presenting proposals for public investments, acquisitions and state funding to affect the plan.

The development of community visioning plans is a central goal of the Kimmerle Group Branding Studio. The reposition of under-developed and remote communities is a complex process that can be engendered by local support and creative visioning.

Additional efforts in conjunction with university affiliates has occurred in the towns of Madison and Westwood, NJ, as well as targeted recreation and special use programs throughout the tri-state area.
